Pretty much all the guides are out there one for each. If you search the threads and read you can find them all
does anyone have some step by step instructions to flash the A12 Roms?
Im getting really confused with the thin instructions to hand/
I have flashed a device more than a year ago but dont remember the steps.
I cant tell whether they are being flashed via TWRP, Magisk etc.
Please assist as my device is stuck on A10 and Ill like to update to a newer Rom

Basicaly flashing ROMs is done via Fastboot and NOT via ADB.

where did you get this rom?
I'm not an expert but I think you should have an unlocked bootloader and a working TWRP. From TWRP you can flash Magisk .. Try to search how to flash Magisk, as I said i'm not an expert so pay attention to what you are going to do.

A Custom ROM for this Unisoc ( Spreadtrum ) SoC based phone doesn't exists, AFAIK.
You need to unlock bootloader first. this might be the first challenge with the search button. just a hint here, sure there is better link somewhere.
not sure about the Android 10 Go version support DSU, but should be possible to build your own super.img with GSI as system partition.
DSU Sideloader for gaining temporary/permanent root, testing GSI's or installing GSI's Semi-permanently, pulling boot image, AND making your backups
