You need to do some searching and research on your own to discover what theses terms means and how to root your phone. Since you have 2.3.5/Sense 3.0, the procedure involves some manual steps, so you need to be familiar with how to run those before you undertake the process.
is there a official sense 3.5 update for desire s
No. But there are Sensation XL ports which are very good
I recommend Endymion.
Check it out.
can you send me the link

If you have new hboot (2.00.002) and you are S-OFF, it means your phone has hardware S-OFF, using XTC clip. You don't have to unlock it. You can do right about everything with your phone without unlocking it.
So why is this

Coming
Sent from my HTC Desire S
Try 'fastboot oem unlock'
Some first gen phone's were s-off to start with. Don't quote me on that, I'm guessing.

Because s-off/s-on and locked/unlocked are 2 different things. Trust me being s-off'ed by xtc clip is more then enough, you can install anything you want. I have a phone like that. Don't unlock, there is no need for that. You can flash any RUU if you want so and still stay s-off and then flash any custom rom, and then RUU again... I've done that all more then once.

Since your phone already is s-off,
You can root it now using a tool like superoneclick or something else.

Agree with the above.
What I personaly did is installed latest RUU 2.10.401.9 just to have the latest hboot and radio (since I have xtc clip s-off, I stayed s-off). Then rooted it with one click tool, flashed latest 4ext recovery and installed my favorite custom rom.

Is it necessary to take nandroid backup before rooting or we can simply backup our appz

Are you kidding?? Already told you.
If it's already s-off, root it with superoneclick, install recovery like 4ext or cwm, backup everything and flash roms like it's going crazy.
Search the forums, it's written a hundret times everywhere!#!

Dude, you know, I'm not gonna do the simple search work for you. I tried to help you but I have other things to do aswell. If you're not able to find the mentioned stuff by yourself, you should probably not play around with your device...

Check out this thread and go to the beginning I believe its bottom of page 82. There are step by step instruction for the HTC one S but your phone has to be the S4 Version of the One S and NOT the S3. I hope this helps you out!!
Copy and paste this in thread search..>>> [UNLOCK] AT&T Bootloader Unlock Through HTC-Dev
Once you're done with the above link then watch this YouTube tutorial on how to S-Off ...>>> http://www.youtube.com/watch?v=4gqLugrz184
